Rolling Hills

Rolling Hills is a small and affluent community located on the hills of the Palos Verdes Peninsula. It is recognized as a general-law city by California State Law.

This luxury town maintains a rural and equestrian environment. Its 1,900 residents enjoy a peaceful neighborhood, which boasts wide, horse-friendly roads.

While Rolling Hills offers homeowners their very own private slice of paradise, the city is not too far removed from other exciting areas in Greater Los Angeles. Downtown LA is a 30- to 45-minute drive north via the I-110, while Long Beach is roughly a half-hour away to the east.

History

The development of Rolling Hills began in 1930 when banker and journalist Frank A. Vanderlip, owner of 12,000 acres of the Palos Verdes Peninsula, sought the help of landscape architect A.E. Hanson to design, develop, and manage the area.

Rolling Hills was born on May 14, 1936 when Declaration No. 150 was entered in the official records of Los Angeles County. It was officially incorporated as a city in 1957.

Real Estate and Property Types

Homes in Rolling Hills are built on sprawling, multi-acre lots, which are typically large enough to accommodate horse stalls.

Rolling Hills house designs follow the 19th century California Ranch or Spanish Hacienda style made popular by iconic Southern California architect Wallace Neff. All residences are required to be painted white on the exterior.

Living in Rolling Hills, CA

Like Manhattan Beach and Palos Verdes Estates, Rolling Hills is one of the wealthiest communities in the United States located in the South Bay.

Accessible only through the city’s three guarded entry gates, it is also one of the most exclusive cities in the country. Maximum privacy and tranquility are guaranteed on the expansive multi-acre lots.

Students in Rolling Hills attend schools operated by the Palos Verdes Peninsula Unified School District (PVPUSD), joining children from neighboring peninsular cities like Palos Verdes Estates, Rancho Palos Verdes, and Rolling Hills Estates. The PVPUSD is a consistently top-rated school district in California, as well as across the nation.

Given its deliberately rustic design, this community favors the more laidback lifestyle, with commercial and recreational attractions located outside its gates. This is no problem for Rolling Hills residents, whose daily dose of sparkling Pacific Ocean views never get old.

Among the top attractions surrounding the city of Rolling Hills, the following destinations stand out:

  • George F. Canyon Preserve and Nature Center
Located in neighboring Rolling Hills Estates, this nature park boasts 36 acres of thriving flora and fauna, spectacular trails, and rare geological formations.
  • Portuguese Bend Forest Reserve
A 400-acre nature preserve which features multi-use trails and plenty of opportunities for wildlife sightings, this place is part of the Palos Verdes Peninsula’s largest remaining patch of natural vegetation.
  • Various equestrian attractions
As a deliberately planned and maintained semi-rural community, Rolling Hills offers almost 30 miles of bridle trails around the community. These trails are open to authorized pedestrians and permitted equestrians only, barring access to bicycles and motorcycles for safety purposes. The community also boasts two riding rings exclusive to Rolling Hills residents and their guests, namely, the Caballeros Ring and Hix Ring.
